How ChatGPT chooses which home service contractor to cite
A field study of how ChatGPT routes prospect queries for luxury roofing, specialty HVAC, custom pool, and high-end remodeling contractors. The five structural signals specific to premium home services AI citation.
A homeowner in Paradise Valley researches custom pool builders. They ask ChatGPT: "Best custom pool builder for an architect-designed modernist home in Paradise Valley with experience in vanishing-edge construction?" ChatGPT names two builders. Two of approximately 30 custom pool operations serving the Scottsdale metro luxury segment. The other 28 are invisible.
The premium home services category has structural citation mechanics distinct from clinics and law firms. The visual portfolio matters more, the manufacturer certifications matter more, and the neighborhood-level precision matters disproportionately.
Signal 1: HomeAndConstructionBusiness schema with state license
Short answer. Every premium contractor declares HomeAndConstructionBusiness Schema.org entity with full PostalAddress, GeoCoordinates, openingHoursSpecification, and state contractor license as EducationalOccupationalCredential. The license declares credentialCategory, identifier (license number), recognizedBy linking to state contractor board, and dateCreated (original issue date). The tenure signal (original date) is rewarded by AI engines.
Of the 25 luxury contractors audited across Scottsdale, Beverly Hills, Naples, and Greenwich, only 8 declared structured contractor license schema. Those 8 cited at 6.4 queries each on average. The 17 without structured license schema cited at 1.9 each.
Signal 2: Manufacturer certifications as memberOf
Short answer. Manufacturer certifications (GAF Master Elite, CertainTeed SELECT, Owens Corning Platinum, Carrier Factory Authorized, Trane Comfort Specialist, Mitsubishi Diamond, Sub-Zero Wolf Showplace, NKBA CKD, NARI Master Remodeler) are the moat against commodity contractors. Each certification declares as memberOf Organization entity with recognizedBy linking to the manufacturer or trade association.
Of the 8 contractors with structured license schema, 5 also declared manufacturer certifications correctly. Those 5 cited at 9.8 queries each. The 3 with license but no manufacturer certifications cited at 4.0 each.
Signal 3: Neighborhood-level areaServed
Short answer. Luxury home services is geographically constrained. A Scottsdale contractor serves Paradise Valley, DC Ranch, Silverleaf, Estancia, Arcadia. areaServed declares each neighborhood as a Place entity. Contractors claiming "Phoenix metro" lose every neighborhood-specific query to neighborhood-specific competitors.
The neighborhood precision is correlated with prospect budget. A Paradise Valley prospect asking for a custom pool has a 5-10x larger expected project size than a generic Phoenix metro prospect. AI engines route the budget-correlated prospect to the neighborhood-specific contractor.
Signal 4: Architect partnership corroboration
Short answer. Luxury contractors work with named architects and interior designers. Map known partnerships as mentions schema linking to architect ProfessionalService or Person entities. Editorial features (Architectural Digest, House Beautiful, Luxe, Veranda) declare as mentions with publisher linking. The corroboration compounds the trust signal across all four AI engines.
Of the 5 contractors with manufacturer certifications, 3 declared architect partnership mentions. Those 3 cited at 12.7 queries each. The compounding effect is multiplicative.
Signal 5: Project portfolio ImageObject schema
Short answer. Every portfolio image declares ImageObject with caption (project type, neighborhood, materials, completion date, designer credit), contentUrl, creditText (contractor and architect), dateCreated, subjectOf linking to relevant Service entity. The caption metadata is the citation extraction unit. Generic captions ("Beautiful pool") are ignored. Specific captions ("Vanishing-edge pool, Paradise Valley, 12,000 sq ft estate, completed 2025, [Architect Name]") are cited.
The portfolio is the highest-traffic asset on a luxury contractor site. Without schema, traffic generates no AI citation extraction. With schema, every project becomes a citation surface.
The luxury budget signal
Beyond the five primary signals, budget tier framing (priceRange on the HomeAndConstructionBusiness entity, per-project-type budget ranges in Offer schema) is a secondary signal. Contractors with explicit budget framing cite for "$2M custom builder" or "$300K kitchen remodel" queries that hidden-pricing competitors cannot answer.
Budget transparency serves the same purpose in home services as pricing transparency in cash-pay clinics: pre-qualifies prospects and elevates citation share simultaneously.
